Qualifications

General Rental Requirements:

- Monthly income greater than 2.5x rent with verified rental history (Income must be verifiable through pay stubs, tax returns, offer letter, or bank statements)

- Monthly income greater than 3.5x rent without verified rental history

- Credit score > 575 for standard deposit

- Section 8 vouchers are accepted

- Security deposit of 1 month rent (will be 1.25x higher if credit score or rental or credit history does not meet standards)

- $250 per dog deposit, none for cats

- No prior evictions in the last 5 years

- Criminal records considered on a case by case basis

- Applicants currently serving probation, parole, or deferred adjudication for a criminal offense will not be approved

- False or incomplete information is grounds for denial 

- Occupancy limited to 2 persons per bedroom unless otherwise permitted by law

- Outstanding rental debt or utility collections may result in denial
